Understanding the negative gearing changes

Many practitioners are familiar with the fundamentals of negative gearing. However, upcoming changes will significantly alter how losses can be applied and may have important implications for clients holding or considering residential property investments. 

This webinar outlines the new restrictions introduced under Schedule 2 of the Bill, including the limitation of negative gearing on established residential properties purchased after 7:30pm AEST on 12 May 2026. From 2027–28, losses will only be deductible against residential property income, rather than salary or other income. 

We work through the key rules, transitional considerations and areas where advisers need to exercise care when applying the new provisions in practice.
